Our clients had been waiting for a few years to purchase a property on the desirable Ti Point, so when this property came up for grabs they jumped at the opportunity. However as you can see from the above “Before photos” the existing 2 bedroom house was not so desirable and with a large chunk of the budget gone just to secure the property the brief was to work with the existing structure as much as possible and to provide more modern living and aesthetic with more space for their family of four.
The views from the property are spectacular and it was obvious to get as many rooms to orientate towards the view, while the existing eastern courtyard space was completely redeveloped to create a sunny and sheltered BBQ and outdoor dining space. Large sliding doors allow for views from the courtyard through the house to the view over the Omaha Peninsula and Harbour.
Design Feature & Creative Solutions:
The existing house is elevated on timber piles and was accessed via some large (ugly) tiled steps that lead up from the driveway cutting into the courtyard space. The new design has a 2 story bedroom wing that is connected to the existing structure via a glazed link. The link space houses the stairs and gives access to the house via the entry which is now located at the driveway level. This improves the access to the house, and also enables the eastern courtyard space to be private and solely used for entertaining rather than a thorough fare.
Being of a Scandinavian heritage the interiors of the house are simple and we have used a warm colour palette of pastel greens, blues, warm whites and natural wood accents. As you move from the home there are quant little cosy spaces. The built in window seating, the cosy separate lounge, and open plan living with the small pedestal fire give separate places for people to get away throughout the day, while being close enough to be involved with family life.
